Chairman Dimes opened the meeting at approximately 7:10pm.  In attendance were Chairman Dimes, Peter Roche, Peter Boyle and Dave Proctor.

The Board discussed briefly the recently opened Dalrymple School bids.

Dave Proctor suggested an amendment to the draft notes of the meeting minutes for November 15, 2006. Carla will send out another draft for review.

The Board acknowledged the correspondence sent by the Board of Appeals on
February 8, 2007 regarding the property of 19 Nahant Avenue and will consider the matter in more detail at their next meeting.

At 8pm, Realm Realty a national development company out of Houston, Texas came in for a conceptual planning meeting to discuss the possibility of a Walgreen’s at the Mirak property site that was formerly leased to Paul Revere Bus Company.  Realm Realty presented a conceptual site plan that illustrated their basic approach to the site, including the construction of a 15,000 sq. ft. commercial building and the consolidation of parking facilities between Woodside Hardware and the proposed Walgreen’s site.

Planning Board members expressed significant reservations about the site plan, including proposed ingress and egress into the site, the design and location of off street loading and parking facilities, provisions for landscaped open space and public waterfront access, the number and placement of curb cuts, and the impact on substandard traffic conditions at the site.  The Board applauded the Applicant’s vision for treating the site as a consolidated development plan but indicated that the development raises a number of complex urban design issues and the Applicant would be well advised to meet with various Town stakeholders prior to proceeding further in negotiations with the proposed tenant and land owner.

The meeting was adjourned about 9:30pm.
